How much does an epoxy flake floor cost?
$8 per square foot, everything included. A typical 2-car garage runs about $3,200 to $4,400 and most 3-car garages land between $6,000 and $7,000. Prep, grinding, base coat, flake, top coat, materials, labor, and cleanup are all in that number.
How long does the install take?
Most garages are one day on site. You can walk on the floor that evening and park on it about 24 hours after we finish. Larger or heavily damaged slabs occasionally need a second day, we'll tell you at the quote if yours will.
I've heard these floors peel. Will mine?
Floors fail at the prep, not the product. Peeling happens when someone acid etches instead of grinding, coats over a damp slab, or rolls on a thin coat of hardware-store epoxy paint. We diamond grind every slab, moisture test before we coat, and use a polyurea base that soaks into the open concrete. And if a floor we installed ever fails, we fix it.
What about hot tire pickup?
Hot tire lift is the classic DIY epoxy failure. A warm tire softens cheap coating and peels it up on the way out of the garage. Polyurea and polyaspartic handle far more heat than epoxy paint, and the mechanical bond from grinding gives the coating nothing to let go of.
Is the floor slippery?
The flake itself adds texture, so it's grippier than sealed bare concrete. For patios, porches, steps, and anywhere that gets wet, we mix an anti-slip additive into the top coat at no charge.
My house is brand new. When can you coat the garage?
New slabs need at least 28 days to cure before coating, sometimes longer. With as much new construction as Eagle Mountain and Saratoga Springs are seeing, we get this question a lot. We'll moisture test your slab and book you for the first safe date, so the floor's done before the moving boxes multiply.
Can you install in winter?
Yes. Garages and interior spaces install year-round, the products cure fine in an enclosed space. Winter is honestly the easiest time to grab a spot on our calendar.
Do I have to empty the garage?
The floor needs to be clear, but you don't have to be the one who clears it. Add $1 per square foot and our crew moves everything out the day before and back in when the floor is ready. A lot of customers tell us the install was the excuse they needed to finally reorganize.

Yes. Wasatch Coatings is fully insured, and we're happy to provide a certificate of insurance before work begins.
